In July 2007, Great American Construction Corp. began work on a ten-story, thirty-eight (38) unit market rate luxury condominium project in Prospect Park, Brooklyn. The building contains modern amenities such as stainless steel appliances, washer/dryers, solid wood kitchen cabinets, granite countertops, solid oak flooring, walls of glass, private balconies, an energy efficient elevator, and on-site parking. The project was completed in the summer of 2009.

In July 2007, TNS Development Group Ltd. and Great American Construction Corp. began the construction of a five-story mixed use building on Third Avenue in the Bronx. The building contains in excess of 10,000 square feet of commercial space and sixty (60) residential apartment units. The residential apartment units were sold as one condominium unit to a not-for-profit while the retail space is owned as a commercial condominium unit by a separate company composed of the principals of TNS and Great American. The project was completed in August 2008.

In late 2005, the principals of TNS and Great American purchased a warehouse building in College Point right off of the 20th Avenue shopping corridor. The building underwent a complete gut rehab, including the expansion of the existing building by incorporating into the building's new envelope an adjacent parking lot. The extensive rehab work resulted in a beautiful new two-story, 12,000 square foot Class A office building.

At a May 22nd, 2007 ceremony, TNS Development Group Ltd. (“TNS”) and Great American Construction Corp. (“GACC”) celebrated the dedication of Pascal Court, the gut rehabilitation of three brownstones in memory of Gregory Pascal, a Harlem Affordable Housing entrepreneur. The completion of these three brownstones in Harlem marked the rehabilitation by TNS and GACC of 53 brownstones through the HUD 203k and HPD HomeWorks programs over the past four years. The homes in Pascal Court were completely gut renovated with all new interiors in a modern style. The exterior of the homes were renovated in the traditional brownstone style to maintain the character of the tree lined street. Each renovated home in Pascal Court has two apartments – a one bedroom rental unit and a triplex for the owner.

Great American Construction Corp. completed the gut rehabilitation of twenty (20) new affordable apartments for a Westchester-based not-for-profit. The project consisted of combining four existing masonry buildings into one common building. An elevator was added to the building in the public area that now connects all four buildings. The project has retail space on the first floor and residential units on the floors above.

In October 2006, TNS Development Group Ltd. and Great American Construction Corp. completed construction and sell out of “Hamilton Parc”, a six-story, twenty-nine (29) unit market rate luxury condominium project in Hamilton Heights, New York City. The project, containing seventeen (17) two bedroom units and twelve (12) one bedroom units, included the following common amenities: a gymnasium, storage lockers, a door man, a rear courtyard, and a roof deck with 360° views. The units were finished with granite countertops, solid wood cabinets, stainless steel appliances, washer/dryers, bamboo flooring, and oversized windows.

The building is a steel frame structure, with heavy gauge framed exterior walls and interior partitions. TNS Development Group Ltd. and Great American Construction Corp. celebrated the completion of the Marcy New Homes development with a ribbon-cutting ceremony on August 22nd, 2007, handing keys to an owner of one of the thirty-one (31) newly constructed homes. Speakers at the event included Brooklyn Borough President Marty Markowitz, former NYC HPD Commissioner and now HUD Secretary Shaun Donovan, NYC Housing Partnership CEO Daniel Martin, NYS Senator Valmanette Montgomery, and NYS Affordable Housing Corporation ("AHC") Vice President Dominic Martello. The homes were developed under the NYC Department of Housing Preservation and Development's New Homes program and financial assistance was provided by the Brooklyn Borough President’s office as well as the New York City Council and NYS AHC.
