STUYVESANT, ANNOUNCES TOPPING-OFF

The Shelton Features Value with High-End Amenities, Green Features and More

New York, NY – May 19, 2010 – TNS Development Group Ltd. and Great American Construction Corp. today announced the topping-off of The Shelton, a newly constructed 14-story affordable cooperative development located at 775 Lafayette Avenue between Throop Avenue and Marcus Garvey Boulevard, in the Bedford Stuyvesant neighborhood of Brooklyn.

The topping-off was completed this week after the 14th floor was added to the 83-unit new construction residential development. The Shelton offers a mix of one, two and three-bedroom residences ranging in size from 667 – 1,180 square feet. Construction of The Shelton is slated for completion in March 2011 and occupancy is expected in May 2011. All units at The Shelton are income-restricted and will be sold through an HDC-supervised lottery, which is expected to begin in June of this year. Pricing is estimated between $126,500 for a one-bedroom to $442,500 for a top floor, two-bedroom residence with a private roof deck.

The Shelton was designed with many high-end amenities and finishes. The building’s grand lobby entrance features a double-height ceiling with hanging crystal chandeliers and granite floors. The residences are wired for in-wall sound systems and finished with solid wood cabinets, granite countertops, oversized windows, oak hardwood floors, and will have washers and dryers in each unit. Residences above the sixth floor will feature sweeping views of the Manhattan skyline and area bridges, and the top floor features four units with private roof decks.

Amenities at The Shelton include a part-time doorman, common landscaped courtyard, fitness room, private events room, common lounge with sofas and a big screen television, bicycle storage, storage lockers, and underground parking which is available for rent. The Shelton also features several energy saving amenities including: solar panels, Energy Star stainless steel appliances, individual water saving fixtures and PTAC heating and air conditioning systems so that unit owners can control their own utility usage.

Along with equity contributed to the project by the developer, TNS Development Group Ltd., funding for the project is being provided by Banco Popular, NA, the New York City Housing Development Corporation (HDC), the New York City Department of Housing Preservation and Development (HPD), and the New York State Affordable Housing Corporation (AHC).

TNS & GACC Project Selected by DOB to Kick-off NYC Construction Safety Week

Buildings Commissioner Robert LiMandri today joined Fire Commissioner Salvatore J. Cassano and Office of Emergency Management Commissioner Joseph Bruno to launch the Department of Buildings' sixth annual Construction Safety Week, a week-long series of events aimed at raising awareness about safe construction practices across the City. Throughout the week, the Department of Buildings (DOB) is partnering with multiple City agencies and industry organizations to host 15 safety events, including construction site visits, educational seminars and community outreach programs. These events are designed to promote construction safety among all sectors of the construction industry and provide an opportunity to work with residents in identifying new building trends in their neighborhoods. In Brooklyn today, Commissioner LiMandri met with Commissioners Cassano and Bruno, as well as DOB's Brooklyn Borough Commissioner Thomas Fariello and DOB inspectors, at the site of “The Shelton”, a 14-story affordable co-op building under construction at 775 Lafayette Avenue in Bedford-Stuyvesant. Led by Commissioner LiMandri, the officials spoke to groups of construction workers about the dangers of the job and the importance of following all safety precautions, such as new standpipe regulations and wearing a safety harness on the job site.

TNS Development Awarded Greenpoint Hospital Site

New York City Department of Housing Preservation and Development (HPD) Commissioner Rafael E. Cestero announced today that TNS Development Group, Ltd., has been selected to develop affordable housing at the Greenpoint Hospital site, the largest of the public sites committed to by the Bloomberg Administration as part of the Greenpoint-Williamsburg rezoning. The site which consists of a 59,600-square-foot vacant City-owned parcel and a vacant 4-story structure that formerly served as a nurses’ residence, is located on Maspeth Avenue between Kingsland Avenue and Debevoise Avenue in Brooklyn’s Greenpoint-Williamsburg neighborhood. The developer, chosen through a competitive Request for Proposal (RFP) process, will build a total of 240 affordable units as part of Mayor Bloomberg’s New Housing Marketplace Plan (NHMP).

Prospect Court

TNS Development Group Ltd. and Great American Construction Corp. are in the pre-development stage of an eight-story mixed use building in the Bronx. This new construction project will provide fifty-nine (59) affordable residential rental units and commercial space in excess of 12,500 square feet. (See "Projects" for more details).

780 Prospect Supportive Housing

Following a ground-breaking ceremony held at the site, Great American Construction Corp. began construction on a seven-story, sixty-one (61) unit supportive housing project for a local not-for-profit. Construction is expected to be complete by December 2010. (See “Projects” for more details).

Soundview Gardens

TNS Development Group Ltd. was awarded a new development project by the NYC Department of Housing Preservation and Development and the New York City Housing Authority in the Soundview section of the Bronx. This $60 million project, expected to break ground in the summer of 2011, will consist of a one hundred twenty (120) unit affordable family rental building, an eighty (80) unit affordable senior rental building, and eighteen (18) for sale two-family townhomes. Longwood Gardens

TNS Development Group Ltd. closed on the acquisition and financing of a new Bronx mixed use project in May, 2008. This new construction project will contain twenty-five (25) affordable residential rental units and in excess of 7,500 square feet of commercial space.
