TNS Development Group Ltd. ("TNS") and Great American Construction Corp. ("Great American") are experienced developers and builders in the New York City metropolitan area. TNS and Great American have successfully rehabilitated or built nearly 3,000 multi-family dwelling units in the New York City metropolitan area representing over $260,000,000 in construction costs and are presently involved in the pre-development of nearly 800 new and rehabilitated units in New York City with construction costs estimated to be in excess of $160,000,000.

Through our development arm, TNS, we purchase, provide equity, secure financing, plan and design, obtain municipal approvals, and market a variety of residential and commercial real estate developments. 
Great American, our construction arm, acts as the general contractor for our own and others new construction and rehabilitation projects.

We boast an impressive record of successful residential and commercial real estate development and construction projects throughout New York City, Westchester County and Long Island. We continue to expand our expertise and enhance our position throughout the metropolitan area. We are constantly on the lookout for new development and construction opportunities.

TNS and Great American were incorporated in 1989 and 1990, respectively.  Since such time, TNS and Great American have been major participants in the new construction and rehabilitation of multi-family affordable income rental properties throughout New York City. To date, TNS and Great American have completed the development of properties involving in excess of $450,000,000 of total development costs

TNS' and Great American's projects include buildings acquired and developed through private means and public programs. We have developed properties through the NYC Department of Housing Preservation and Development's (HPD) Vacant Building Program, Neighborhood Entrepreneur's Program (NEP), HomeWorks Program, Third Party Transfer (TPT), New Foundations Program, and Cornerstone Program. We continue to own in excess of 1,000 dwelling units of housing that we developed

TNS and Great American have developed projects ourselves and have formed joint ventures to develop properties with partners in the housing market.  Under the Cornerstone Program of HPD and the New Housing Opportunities Program (NHOP) of HDC, we co-developed two sites along West 117th Street and Frederick Douglass Boulevard in Harlem.  The project involved the new construction of an eight-story, 128,000 square foot building containing 116 units of rental housing and nearly 12,000 square feet of ground floor retail space.  Total development costs for the project were approximately $30,000,000. 

In addition to affordable housing developments in New York City, we have successfully developed, constructed and sold over 100 single-family and attached townhouse dwellings in Long Island and Westchester County.  We developed, constructed, and sold "Hamilton Parc", a 29-unit, six-story new construction condominium project located at 504 West 136th Street in Harlem.  Last year we completed the development and construction of a 60 unit mixed use project in the Bronx that consists of a five-story building with in excess of 10,000 square feet of new retail space.  Earlier this year Great American completed construction of a 10-story, 38 unit luxury condominium in Brooklyn.  Great American is also presently in construction on a 12-story, 76 unit luxury apartment building in Harlem and a new six-story, 60 unit residential building.
Presently, we are developing and building a 14-story new construction co-op project in Brooklyn that will provide 83 new dwelling units, 49 underground parking spots, and an 8,000 square foot multi-purpose facility containing a full length basketball court, classrooms and office space.  Also under development is a 6-story mixed use project in the Longwood section of the Bronx that consists of 25 affordable rental units and 7,500 square feet of retail space.  Finally, in late 2010 we plan to commence construction on an 8-story mixed use project in the Bronx consisting of 59 affordable rental units with 23 underground parking spaces and 13,000 square feet of retail space.

TNS and two joint vewnture partners were designated as the developers for a new construction project in the Soundview section of the Bronx consisting of two residential buildings, one family and one senior, providing 200 new units of affordable rental apartments, as well as 18 for sale two-family townhomes, creating new home ownership opportunities. Construction is expected to commence in the late 2011 with rental and sales of the units expected to be completed by 2014.

TNS' and Great American's projects have long been recognized for their commitment to community redevelopment, excellence in construction, and conservation of historical architectural design.  Our "Pascal Court" project, involving the gut rehabilitation and re-design of three adjoined brownstones, received a Citation from AIA New York State, Inc.  Great American received the Excellence in Historic Preservation award from The Preservation League of New York State for its rehabilitation of the C. Reiger's Sons Factory, a nearly century old abandoned factory in the South Bronx, into affordable income family rental housing.  Our Central Harlem NEP rehabilitation project, located at 38 - 44 West 129th Street, received the Award of Merit: Rehabilitation Project from the "New York Construction News" in its Best of Award competition. Two of our other apartment building rehabilitation projects received Awards of Merit from the Queens County Builders and Contractors Association for excellence in design and construction.
